Turn Back The Clock On Interest Rates 06.06.2026 6минToday we're talking about a financial instrument that most buyers have never heard of, most agents don't know how to use, and most lenders have very little incentive to promote.It's called an assumable mortgage — and in today's rate environment, it might be the most powerful tool sitting unused in the real estate market.Only FHA, VA, and USDA mortgages are assumable. Conventional and jumbo loans are not assumable because they contain a due-on-sale clause, which requires full repayment of the loan when ownership of the property transfers.So when a seller with an FHA or VA loan lists their home, a qualified buyer can step into that existing loan — keeping the original rate, the original balance, and the original amortization schedule. You don't originate a new loan at today's rates. You inherit the seller's loan from 2021 at, say, 3.25%.Assumable mortgages are not a loophole. They are a legal, government-backed mechanism that has existed for decades and works exactly as designed. Does This Feel Like 2008? 04.06.2026 6минToday we're pulling back from the headlinesand putting today's multifamily stress in its proper historical context. The data coming in from every corner of the lending market is telling a very consistent story. The question is no longer whether there is stress in multifamily. The question is whether the current cycle is starting to rhyme with the last major credit cycle in 2008 to 2010.Let's start with the anchor number: 0.78%. That is Fannie Mae's multifamily serious delinquency rate as of March 31, 2026. This is not a market-wide apartment default rate. It is specific to Fannie Mae's multifamily guaranty book of business, and it measures loans that are 60 days or more past due. The peak in 2010 was 0.8%. We are basically there. The CMBS default rate is nearly 7%. This is a real estate show not an AI show. I realize we have been talking about AI a fair bit over the past year. It is because changes in capabilities are so monumental that quite frankly it would be irresponsible not to share. What we are learning on a daily basis through the adoption of new tools and techniques.Every time you ask a chat window to perform a task it has to figure out how to perform that task from scratch each and every time. Not only is that wasteful of resources, chances are high that it will not follow the exact same process each and every time.This is where it becomes important to introduce a new concept called skills. Skills are a repeatable set of instructions that you want performed the same way each and every time. Now the idea of skills may sound foreign or even scary. The fact is, skills are now part of the AI toolkit. Skills take you from 5% effective with AI to over 50% effective. There are so many skills that have been developed that there is no need to reinvent the wheel. There are libraries of skills on the internet that you can copy and adapt. There is no need to reinvent. In fact I would suggest that if you are new to using skills, you should start with already proven skills files that you can copy, read, understand, and use. From there you can modify them to suit your work process and then take a step further to create a skills file from scratch. But don’t start typing a skills file from a blank page. Describe what you want to accomplish and ask AI to create the first draft of the skills file for you. Wall Street Is Winning 21.05.2026 6минOn today’s show we are taking a look at the stock market. We don’t really know what the future will hold and whether the market will go up or down. But we can observe trends and see what those trends are telling us. So far the runup in the stock market is narrowly concentrated in a few companies. There is no secret and no surprise that companies are reducing headcount with the advent of AI. I’m here to say that the benefits of AI are going to permeate through corporate income statements on a much broader basis. The real opportunity is for companies to leverage AI in creating new business models and to drive growth. That will come in the future. For now, the vast majority of companies are simply looking to leverage AI to create efficiency without necessarily redesigning their business entirely. The net result is that companies are going to be cost cutting their way to increased profitability over the next year.
