AI Won't Make You Rich as a Property Investor - But This Mindset Might | Dr. Noah St. John 14.09.2026 44minMost property investors don't fail because they lack access to information. In fact, today they have more information, more data, more forecasts, more podcasts, more software, more AI tools, and more opinions than ever before. And that may be part of the problem. Because when your brain is wired for survival, uncertainty can feel like danger. So rather than making clear, strategic decisions, many investors freeze, over-research, procrastinate, follow the crowd, or chase the next shiny object. That's why I wanted to bring Dr. Noah St. John back onto the show. Noah is known as "The Neural Performance Architect" and he has spent decades helping high performers, business owners, entrepreneurs, investors, celebrities, professional athletes, and ultra-successful families remove the hidden mental blocks that stop them achieving what they say they want. In this episode I'm speaking with Dr. Noah St. John about how AI is reshaping investor thinking and decision-making. We unpack why uncertainty, not lack of information, is what most often stalls property investors. Noah explains how the "caveman brain" can trigger fear, procrastination, and overthinking when markets feel unclear. We discuss why strategy and systems matter more than chasing perfect timing or chasing every new AI tool. We also explore how habits, mindset, and self-awareness can help investors act with more clarity and confidence. Takeaways • AI amplifies existing thinking patterns, so clear strategy matters more than extra information. • Fear often shows up as procrastination, delaying property decisions until opportunity passes. • The "caveman brain" can make investors freeze when markets become uncertain. • Strong systems reduce emotional decision-making and improve long-term investing consistency. • AI can assist research, but it cannot replace human judgment or local perspective. • Successful investors act despite uncertainty, rather than waiting for perfect confidence. • Conversion matters more than leads because it turns interest into actual investment results. • Breakthroughs come from removing internal resistance, not simply working harder. • Daily habits shape whether investors build wealth or stay stuck in hesitation. • Mindset determines whether freedom becomes reality through time, energy, relationships, and money. The Property Investment Skill Most Investors Never Learn 09.09.2026 29minWhat if the greatest threat to your property investment success isn't choosing the wrong suburb, paying too much or getting your timing wrong? What if it's your inability to remain disciplined when the headlines become frightening, the forecasts turn gloomy and everyone around you starts questioning whether property is still a good investment? Over the last six years, Australian property investors have lived through a pandemic, lockdowns, recession warnings, emergency-low interest rates, a property boom, rapid inflation, a punishing interest rate cycle, construction failures, wars, tax changes and repeated predictions of a housing market crash. Yet property values rose substantially over that period, although some markets and some types of property performed considerably better than others. So, how did some investors build significant wealth while others remained frozen on the sidelines, sold quality properties at the wrong time or chased yesterday's hotspots? That is what I'm going to explain in today's show. I explain why property investing is really a blend of hard data and smart judgement. I break down how research, finance, demographics, and supply and demand give us the science behind good decisions. I also share why context, patience, and emotional discipline matter just as much as the numbers. I look at how headlines, uncertainty, and market noise can push investors into poor decisions if they lose perspective. I finish by showing why a long-term strategy matters more than chasing certainty or the latest hotspot. Takeaways • Fear and headlines often damage investing results more than poor suburb selection. • Property investing combines research, finance, and demographics with judgment and patience. • Market noise has included pandemics, inflation, rate rises, and repeated crash predictions. • Median price growth can hide major differences between cities, suburbs, and property types. • Data can mislead when it lags the market or reflects an unusual sales mix. • Successful investors study scarcity, demand, income growth, and owner-occupier appeal. • Interpretation matters because raw numbers rarely tell the full property story. • Over-analysis can become procrastination disguised as careful decision-making. • A strong strategy includes buffers, leverage control, and sensible ownership structure. • Wealth comes from holding the right assets through multiple market cycles. Chapters • 00:00 - Fear can derail property decisions • 01:38 - Science and art in property investing • 05:01 - Reading context beyond the numbers • 09:20 - Why long-term growth still matters • 17:40 - Strategy beats reaction every time Links and Resources: Answer this week's trivia question here - https://www.propertytrivia.com.au/ · Win a hard copy of How To Grow A Multi-Million Dollar Property Portfolio In Your Spare Time? · Everyone wins a copy of a fully updated property report – What's ahead for property for 2026 and beyond. Boomers Got Rich by Lucky Timing. What Happens to the Next Generation? | Ashley Owen 07.09.2026 53minDid baby boomers become wealthy because they were better investors, or were they simply born at the right time? It is a confronting question, because millions of Australians who bought property, invested in shares and contributed to superannuation over the past 40 years enjoyed one of the strongest financial tailwinds in modern history. From the early 1980s, inflation and interest rates generally trended lower. As the cost of money fell, asset values rose, borrowing became progressively easier, and property, shares and bonds delivered unusually strong long-term returns. Of course, plenty of boomers worked hard, saved carefully and made sensible decisions. Yet effort alone does not explain the extraordinary increase in household wealth. Timing played a much larger role than many people are comfortable admitting. My guest today, Ashley Owen, believes that this golden era has ended. He argues that younger Australians are entering a very different world, with persistent inflationary pressures, higher average interest rates and potentially lower real returns across property, shares and bonds. If Ashley is right, investors can't simply extrapolate the returns of the last 30 or 40 years into the future. Retirement calculations may be too optimistic, traditional asset allocations may be less reliable, and the next generation may need to save more, invest differently and remain invested for longer. In this episode I'm speaking with Ashley Owen about how Australia's investment environment has changed across generations. Join me as we unpack what this means for investors, retirees, and the next generation. Takeaways • Inflation is global, so Western economies tend to rise and fall together. • Long periods of falling inflation create unusually strong returns across most asset classes. • Government borrowing and loose fiscal policy can keep inflation pressures elevated. • Military spending has repeatedly triggered major inflation spikes throughout history. • The best recent investing decade was boosted by declining inflation and interest rates. • Shares generally outperform bonds and cash during most long-term market cycles. • Bonds can deliver weak or negative real returns during high inflation periods. • Australian housing holds up better because debt is eroded by inflation over time. • Rising protectionism and re-shoring increase costs across goods, wages, and supply chains. • Starting early and avoiding crowd behaviour matter more than chasing short-term trends. Chapters • 05:08 - Why investors need a 150-year view of inflation • 08:54 - Three lessons from 150 years of global inflation • 22:26 - Every driver of the golden era has now reversed • 29:38 - What returns look like in high-inflation decades • 37:29 - Why Australian housing is the standout asset class Links and Resources: Answer this week's trivia question here - https://www.propertytrivia.com.au/ • Win a copy of How To Grow A Multi-Million Dollar Property Portfolio In Your Spare Time. • Every entry receives a copy of a fully updated Michael Yardney Property Report. The 4 Decisions That Matter More Than Every Property You'll Ever Buy | Stuart Wemyss 02.09.2026 43minWhat if I told you that almost none of the financial decisions you agonise over actually matter? Most investors worry about interest rates, the next hot suburb, tax changes, market timing, stock picking, and whether they should buy now or wait. But what if 95% of your financial future is shaped by just a handful of decisions - many of them made quietly, early, and often without enough thought? That's the fascinating idea we're unpacking today with Stuart Wemyss, founder of ProSolution Private Clients, who says there are really only a handful of decisions in your entire life that determine 95% of your financial outcome, and most of them have got nothing to do with property, shares, or the share market at all. By the end of this episode, you'll know exactly what those decisions are, why most people get them wrong without even realising it, and how getting just four or five calls right can matter more than decades of diligent budgeting or clever investment picking. In this episode Stuart and I outline the handful of financial decisions that can shape most of your lifetime outcomes. We unpack why the big calls matter far more than obsessing over small, daily money choices. We look at how partner alignment can either strengthen your wealth plan or create ongoing conflict. We explore why career choice is really an income strategy, not just a lifestyle preference. We discuss how your spending and saving philosophy needs to change as life stages change. We finish by covering the tactical decisions that compound over time, including property, home ownership, superannuation, and advice. Takeaways • Your life partner shapes money habits, saving priorities, and long-term financial harmony. • Shared financial goals reduce conflict and keep couples moving in the same wealth direction. • Career choice matters because income potential sets the ceiling for future investing capacity. • Choosing work aligned to skill and passion improves consistency, confidence, and earning power. • A spending philosophy adapts across life stages, unlike rigid budgets that quickly become outdated. • Some seasons demand aggressive saving, while others allow greater spending and enjoyment balance. • The first property often creates the equity needed to accelerate later wealth-building moves. • Buying quality in the right location can unlock borrowing power and future opportunity. • Your home can become a powerful fallback asset through equity and tax-free growth. • Superannuation decisions matter because fees and asset allocation compound over decades. Australian Property Prices Slide Again: How Far Will They Fall? | Dr. Andrew Wilson 31.08.2026 24minCapital city home prices have continued to fall sharply over August with no sign yet of the usual pre-spring revival in activity. The national capital city median house price fell by 1.8% over the August quarter to $1,226,833 compared to the July quarter, according to the latest data from My Housing Market. In today's show Dr. Andrew Wilson explains what's really happening in Australia's property markets as we head into Spring. We unpack why house prices have kept easing, why units are holding up better, and what the latest figures mean for buyers and investors. We also look at how interest rate uncertainty, tax changes, and weaker confidence are shaping today's market conditions. At the same time, we explore why low vacancy rates, strong migration, and housing shortages are still supporting the rental market. If you're trying to make sense of the headlines, this episode gives you a clearer picture of where the cycle may be heading next. Takeaways: • National house prices fell again, extending the downtrend across Australia's capital cities. • Sydney and Melbourne remain the weakest markets, driven by cautious buyer sentiment. • Units are outperforming houses because affordability is pushing demand toward cheaper stock. • A missing spring rebound shows confidence, not just prices, is still under pressure. • Interest rate uncertainty is delaying major decisions from buyers and investors alike. • Government tax changes are adding fresh caution to property market behaviour. • Strong migration continues to support demand despite softer sales conditions. • Housing undersupply is keeping vacancy rates low and rents under upward pressure. • Melbourne units are showing resilience compared with the broader housing decline. • Property cycles eventually turn, but recovery usually starts with renewed confidence. 7 Poverty Mindset Traps Holding Property Investors Back | Tom Corley 26.08.2026 30minCould you be earning a good income, owning property and still operating with a poverty mindset? Could beliefs you absorbed as a child be quietly limiting how much wealth you build today? And why do some people break free from financial hardship while others repeat the same patterns from one generation to the next? My guest today, Tom Corley, spent years studying the habits and thinking of wealthy and financially struggling people, and what he discovered may make you reconsider some of your own beliefs about money. Stay with us because, before we finish, Tom will help you identify the warning signs of a poverty mindset and give you practical ways to replace them with the habits and beliefs that support financial independence. Tom and I discuss how childhood conditioning can shape money beliefs, habits, and emotional decisions for years. We unpack the difference between victim thinking, entitlement, and the mindset wealthy people use to keep moving forward. Tom shares practical ways to replace limiting patterns with wealth-building habits, gratitude, responsibility, and self-awareness. Takeaways • Money beliefs formed in childhood often control adult financial decisions. • Spending every dollar can become a survival habit that blocks wealth. • Closed minds stop learning, which creates blind spots in money decisions. • Victim thinking encourages inaction by making people feel powerless. • Entitlement mindset can exist in both inherited wealth and hardship. • Frugal peer groups help saver-investors stay disciplined and avoid lifestyle creep. • Wealth grows faster when people accept responsibility for their own outcomes. • Gratitude improves mindset and supports better long-term financial choices. • Social media comparison fuels envy by hiding debt and sacrifice. • Tracking daily habits reveals patterns that can be inverted into growth. The Biggest Wealth Mistakes Even Smart People Make - with Greg Hankinson 24.08.2026 35minWhat if I told you that some of the worst financial decisions I've ever seen were made by some of the smartest people I know? Doctors. Lawyers. Business owners. Executives. People who are genuinely brilliant in their field, yet they're making wealth mistakes that are quietly costing them hundreds of thousands of dollars, sometimes more. And here's what's really interesting: their intelligence isn't protecting them. In some cases, it's actually making things worse. Because smart people are used to being right. They research more, they debate more, they over-think more, and sometimes that confidence becomes a substitute for strategy. So today, Greg Hankinson and I are going to walk you through the 12 biggest wealth mistakes we see even very smart people make. And I'll tell you, this isn't just theory. These are real patterns we've watched play out across decades of working with Australian investors at every income level. We unpack how high incomes can hide poor financial habits and create a false sense of security. We look at why more data does not automatically produce better property decisions. We discuss how tax, emotion, and impatience can quietly derail long-term wealth building. We finish by showing why strategy, perspective, and the right team matter far more than raw intelligence. Takeaways • Income alone does not create wealth when lifestyle spending rises just as quickly. • Smart professionals often overthink decisions and confuse research with strategy. • Too much data can cause paralysis, false confidence, and missed opportunities. • Tax benefits should support an investment, not justify a poor-quality asset. • Capital growth, not rent, usually drives long-term property wealth in Australia. • Owner-occupier demand helps protect values and improves resale prospects over time. • Good properties in the same suburb can perform very differently street by street. • A proper wealth plan starts with the end goal and works backwards. • Emotional reactions during downturns can trigger bad timing and unnecessary selling. • Patience allows compounding, rent growth, and equity growth to do the heavy lifting. The Retirement Time Bomb Property Investors Can't Ignore | Simon Kuestenmacher 19.08.2026 47minWhat if the greatest financial risk facing you isn't the next property downturn, another interest rate rise or even a recession, but the possibility that you live much longer than your money does? Many Australians approaching retirement are planning around a model that belongs to another generation. They assume they'll stop working somewhere around 65 and need enough money for perhaps 15 or 20 years. But if you live into your 90s or even reach 100, your retirement could last 30 or 35 years. That means decades of rising living costs, healthcare expenses and inflation gradually eroding the purchasing power of your money. Suddenly, a superannuation balance that once seemed substantial may be nowhere near enough. Living longer is clearly good news, but it changes the financial equation. You're likely to need a larger asset base, multiple streams of income and a wealth strategy extending well beyond superannuation alone. Property will have an important role to play, both through owning your home and by holding carefully selected investment assets capable of growing in value and producing income over the long term. In today's show, I chat with Simon Kuestenmacher about how increasing longevity will change retirement, employment, housing, relationships and the way Australians should invest. We unpack why the old idea of stopping work at 65 is becoming outdated for more and more people. We discuss how a longer retirement means your money needs to stretch across decades of living costs and healthcare. We explore why property will play a bigger role in building income, security, and long-term financial flexibility. We look at how ageing Australians will reshape housing demand, aged care, relationships, and the kinds of homes people need. Takeaways • Australians may need a much larger asset base to fund a 35-year retirement. • Living longer increases healthcare costs, making inflation a bigger threat to savings. • Property can provide long-term income and capital growth across extended retirement years. • Semi-retirement is becoming more common as people ease out of full-time work. • Employers will need more flexible roles to keep older workers engaged. • Ageing populations increase demand for downsizers, retirement villages, and aged care. • Family homes may stay off the market longer as owners live there into their nineties. • More Australians will need adaptable housing with rails, showers, and step-free access. • Strong friendships and social connection reduce loneliness and protect mental health in later life. • A longer life rewards people who keep learning, stay active, and plan strategically. Property, Wealth and Happiness: Why Australians Feel Worse Despite Having More 17.08.2026 31minWhat if rising property values are making Australians wealthier on paper, while leaving many of us feeling less secure, more stressed and less satisfied with life? Australia is a prosperous country, and millions of homeowners have built substantial wealth through property. Yet measures of happiness have remained flat or declined, while younger Australians increasingly feel locked out of the property market and excluded from the prosperity they see around them. In today's show, I'm going to explore the growing divide between property wealth and personal wellbeing, and why housing now affects far more than our bank balances. We'll look at how declining affordability, mortgage and rental stress, social media and the widening gap between property owners and non-owners are changing the way Australians feel about their future. I'll also explain why money and property wealth still matter, but work best when they provide security, choices and control over your time rather than becoming part of an endless race to accumulate more. By the end of today's show, I hope you'll have a clearer understanding of how to pursue financial independence without losing sight of the life your wealth is meant to support. Takeaways • Rising property wealth can still leave people feeling worse through constant comparison. • Younger Australians face affordability barriers, delayed entry, and weaker deposit support. • The Bank of Mum and Dad creates unequal housing outcomes for similar earners. • Social media amplifies envy by showcasing highlights, not the hidden costs. • Housing insecurity affects belonging, privacy, stability, and long-term life satisfaction. • Rent rises can absorb wage growth and intensify household financial pressure. • The hedonic treadmill makes each achievement feel normal surprisingly quickly. • Wealth creates freedom when it reduces stress and expands life choices. • Community connection and walkable neighbourhoods improve wellbeing beyond financial measures. • Strategic investing should protect sleep, not fuel endless comparison and debt. Commercial Property After the Budget: Smart Strategy or Expensive Trap? | Brett Warren 12.08.2026 45minCommercial property is suddenly attracting a great deal more attention from investors. Following the recent Federal Budget changes, some residential property investors are looking at warehouses, offices and shops and wondering whether commercial property offers a safer tax environment, stronger cash flow and a better way forward. On the surface, the numbers can look very attractive, but by the end of this show, you're going to understand the real differences between commercial and residential property, the risks that most residential investors never see coming until it's too late, what's actually driving capital growth in commercial and industrial property right now, and most importantly, where commercial property fits, and doesn't fit, in your wealth creation journey. Today I'm joined by Brett Warren, National Director at Metropole and someone who's helped hundreds of investors work through exactly this decision. We unpack how recent tax changes are pushing some buyers toward higher-yield assets, but also why yield alone can be misleading. We explore the key differences between commercial and residential property, especially how leases, tenants, and business conditions shape performance. We discuss why industrial property is benefiting from e-commerce, logistics demand, and scarce well-located land. We finish by showing where commercial property fits in a broader wealth strategy, and why timing, structure, and risk management matter most. Takeaways • Commercial property can lift cash flow, but higher income usually comes with greater risk. • Residential property generally suits wealth accumulation through long-term capital growth first. • Commercial values depend heavily on rent, lease quality, and tenant strength. • Vacant commercial premises can reduce income and also drag down capital value. • Longer leases can provide certainty, but they also delay rent resets to market. • Many commercial tenants pay outgoings, which improves net income for owners. • Good commercial purchases often need larger deposits and stricter lending terms. • Specialised buildings can be harder to re-lease when a tenant moves out. • Industrial property is gaining momentum because warehousing demand keeps rising. • Strong due diligence matters because the tenant's business becomes part of your investment risk. The Biggest Mistake Property Investors Make with Joseph Ballota 10.08.2026 24minIs now the right time to invest in property… or should you wait? Everyone wants to buy at the bottom and sell at the top. But what if trying to time the market is actually sabotaging your wealth? Today I'm joined by Joseph Ballota to discuss whether timing the property market is a good idea. And by the end of this episode, you'll understand why long-term investors don't try to pick the cycle… they build wealth across multiple cycles. Joseph and I discuss why trying to time property markets usually backfires, especially when headlines are loud and confidence is shaky. We unpack how property moves in cycles, and why short-term fear can distract investors from long-term wealth creation. I share why there's rarely a perfect time to buy, and why being financially ready matters more than waiting for ideal conditions. We look at how different markets and suburbs behave differently, even when the broader market looks weak. I also explain why quality assets, strong fundamentals, and patience matter far more than chasing the exact bottom of the cycle. Takeaways • Property markets move in cycles, so short-term fear often obscures long-term opportunity. • Waiting for perfect timing usually means missing strong buying opportunities entirely. • Different suburbs perform differently, even during the same broader market downturn. • Owner-occupied, affluent areas usually hold value better than investor-heavy suburbs. • Strong population growth keeps demand high in Brisbane, Perth, and Adelaide. • Tight rental markets can lift rents even while property prices temporarily soften. • Borrowing capacity matters, but confidence usually drives the next market recovery. • Quality assets compound over decades, making timing less important than selection. • Counter-cyclical investing sounds smart, but fear stops many investors from acting. • Strategic planning helps investors avoid emotional decisions and build lasting wealth. Shadow Treasurer Tim Wilson on Housing, Property Markets, Tax, Debt and Australia's Economic Future 05.08.2026 46minNegative gearing on established homes has just been abolished. The capital gains tax discount you've relied on for twenty years has been rewritten. And somewhere between the government's press conference and the Treasury modelling, a trillion dollars in debt got added to the tab for a generation that hasn't even been asked if they're willing to pay it. So here's the question I want to answer for you today. If you're a property investor, a business owner, or someone who just wants a comfortable retirement, what do the next three years actually look like for you? By the end of this episode, you'll know exactly what the man leading the opposition to these changes thinks should happen instead. You'll know whether a change of government would genuinely wind back negative gearing and CGT reform, or whether that's politically unrealistic once the changes are locked in. And you'll understand where the real blame sits for the property market slowdown, because it's not as simple as the headlines make out. My guest today is the Hon Tim Wilson, the Federal Member for Goldstein and Australia's Shadow Treasurer and in this episode I'm speaking with him about what the recent tax and housing changes mean for property, business, and retirement outcomes. We unpack how government debt, rising taxes, and weaker private investment are reshaping Australia's economic outlook. Tim explains why policy uncertainty is damaging confidence for property investors, business owners, and overseas capital. We discuss how changes to negative gearing, capital gains tax, and trusts could lift rents and deter new housing supply. We also explore why a growth-focused, small-business-led economy is, in Tim's view, the best path forward. Takeaways • Government debt today becomes tomorrow's taxes, squeezing household spending and future investment choices. • Inflation erodes living standards by lifting supermarket prices while wages and productivity struggle to keep pace. • Public-sector job growth can crowd out private enterprise, weakening long-term economic resilience and innovation. • Higher taxes on property investment reduce rental supply, pushing rents upward for tenants. • Tax changes that hurt housing feasibility discourage builders, slowing new dwelling construction across the market. • First-home buyer schemes can unintentionally inflate entry-level prices by boosting demand faster than supply. • Retrospective rule changes destroy investor confidence, making long-term capital allocation far riskier. • Trust tax reforms may trigger costly restructures, wasting time and money across the economy. • Prioritising super over home ownership delays deposits, family formation, and wealth-building for younger Australians. • Small businesses drive productivity and hiring, so backing them supports broader economic growth and opportunity. Winter Property Market Shock: Prices Fall Nationwide | Dr.Andrew Wilson 03.08.2026 25minJuly has delivered the clearest evidence yet that Australia's property market has changed direction, but the headline figures only tell part of the story. Capital city house prices fell by 1.5 per cent over the month, the sharpest national decline since August 2022, while Sydney recorded a particularly significant fall of 2.7 per cent. Melbourne house prices are now almost 6 per cent lower since the beginning of the year, and prices also declined across Brisbane, Adelaide, Perth and Darwin during July. Yet look beneath those monthly figures and Australia still has several very different property markets moving at different speeds, with units holding up better than houses nationally, despite some substantial monthly falls in individual capitals. So, are these July figures simply the result of the usual winter slowdown, amplified by higher interest rates and reduced confidence, or are they signalling a more serious downturn? That's what I'm ask Dr. Andrew Wilson, in today's show as we discuss the latest housing market movements and what they mean for buyers and investors. We unpack how winter conditions, higher rates, and weaker confidence have slowed activity across the capital cities. We look at why Sydney and Melbourne are underperforming, while Perth, Brisbane, and Darwin remain remarkably resilient. We also explore why units are holding up better than houses, especially in markets with stronger underlying demand. Finally, we discuss rents, inflation, and the Reserve Bank outlook, then finish with a long-term view on opportunity in the downturn. Takeaways • Capital city house prices fell 1.5 percent, signalling a broader winter slowdown. • Sydney's sharper decline reflects weaker clearance rates and softer buyer demand. • Melbourne and Sydney are lagging because premium segments are correcting faster. • Perth, Brisbane, and Darwin still show strong annual growth momentum. • Units are outperforming houses because affordability keeps buyers in that market. • Low vacancy rates are keeping rental pressure high across most capitals. • Higher rents increase cash flow pressure for tenants and improve investor yields. • Strong employment is supporting housing demand despite market uncertainty. • Rising electricity costs are adding inflation pressure and influencing Reserve Bank decisions. • Longer term investors can benefit when uncertainty reduces competition and improves negotiation power. Property Investors: The Inflation Number You're Told Is Lying to You | Ashley Owen 29.07.2026 46minYou've probably heard the media, politicians and economists talking about "the inflation rate" as though every Australian is experiencing the same increase in their cost of living. But the official CPI figure may bear little resemblance to what is happening in your household. Because here's the uncomfortable truth. That headline number is an average. It's a blend of everything from lettuce to laptops, and if your money goes on housing, health care, insurance and electricity rather than imported gadgets and clothing, your real cost of living has probably been running well above what the news is telling you. Today we're going to pull that number apart. We're going to look at who actually suffers the highest inflation in this country, why government policy is doing more damage to your cost of living than any war or supply shock, and why understanding your own personal inflation rate matters just as much to your wealth-building strategy as your choice of property. By the end of this episode you'll know exactly where you sit on what my guest calls the inflation pyramid, which categories of spending are quietly eating your returns, and why housing costs in particular have become one of the clearest examples of government-made inflation in the country. My guest today is Ashley Owen, Principal of Owen Analytics and one of the most respected independent economists and investment analysts in Australia. Takeaways • Official CPI figures hide big differences between household spending patterns and real cost pressures. • Renters face stronger inflation because more of their budget goes to utilities, taxes, and housing costs. • Government-driven costs push housing inflation higher through taxes, regulation, and construction bottlenecks. • Imported goods often offset inflation, but local services keep rising through wage and productivity pressures. • Insurance, healthcare, and education climb faster because they rely heavily on expensive Australian labour. • Personal inflation rates matter more than averages when planning retirement withdrawals and long-term cash flow. • Higher inflation erodes mortgage balances over time, benefiting borrowers who own quality assets. • Delayed rate cuts and political spending can keep interest rates higher for longer. • Land scarcity in concentrated cities pushes up property values and construction costs. • Wealth plans must outperform inflation or purchasing power steadily shrinks over decades. The Property Investment Rule Stuart Wemyss Had to Rewrite 27.07.2026 49minMost investors think the goal is to eventually build a portfolio that throws off enough passive income to live on. It sounds sensible, doesn't it? Buy assets, collect the rent or dividends, and one day replace your salary. But what if that idea is not only outdated, but mathematically inefficient? What if chasing income too early actually leaves you with less wealth, less flexibility, and more risk in retirement? Today I'm joined by Stuart Wemyss who back in 2018, published Investopoly, built around eight golden rules for building wealth. Since then, we've had a property boom, COVID, a lending crunch, a rapid rate-rising cycle, and a very different investment environment. So the obvious question is: which of those rules still hold up? Which ones needed sharpening? And which one did Stuart actually reverse? In this episode I'm speaking with Stuart Wemyss about how he's refined his thinking on building wealth with intention. We unpack the core principles that still matter most when choosing quality assets and setting a long-term strategy. We discuss how cash flow, investment efficiency, and time work together to shape stronger financial outcomes. We explore why buying the right assets at the right price matters more than chasing short-term market noise. We finish by looking at how changing market conditions, tax rules, and longevity risk influence smarter property decisions. Takeaways • Wealth building works best when strategy, patience, and discipline all align consistently. • Quality assets outperform average ones because scarcity supports stronger long-term demand. • Cash flow strength helps investors stay resilient through interest rate rises and uncertainty. • Investment efficiency improves returns when capital is directed into assets with growth potential. • Time amplifies property wealth by allowing compounding to reward long-term holders. • Buying well matters because entry price strongly shapes eventual capital growth. • Chasing short-term trends can distract investors from fundamentals that actually build wealth. • Changing tax and lending rules can alter the best structure for investing. • Longevity risk means retirees need assets that balance income, growth, and liquidity. • Future-focused investing means choosing assets that tomorrow's buyers will still want. The Off-the-Plan Property Trap - Why the Finance Nightmare is Worse Than You Think | Dorian Traill 22.07.2026 35minRight now, thousands of Australian property investors are being drawn to off-the-plan properties like moths to a flame. And I understand why. After the 2026 Federal Budget changes to negative gearing and capital gains tax, new properties are suddenly looking very attractive. The marketing is glossy, the tax benefits sound compelling, and the salespeople are convincing. But here's what those salespeople won't tell you. Signing that contract is the easy part. What happens over the next two years - and at settlement - can financially ruin you. Today, I'm chatting with Dorian Traill, Senior Wealth Strategist at Metropole, who walks us through exactly how the finance side of these deals works, and more importantly, all the ways it can go catastrophically wrong. If you or someone you know is being tempted by an off-the-plan purchase right now, you need to hear this episode before you sign anything. And even if you're not interested in buying off the plan at present, there's going to be some great tips from Dorian to help you as a property investor. In this episode, we discuss the hidden risks of buying off the plan in today's changing market. We unpack why glossy marketing, tax incentives, and pre-sales can make these projects look safer than they really are. We discuss how long settlement timelines expose buyers to finance changes, income shocks, and valuation gaps. We explore why lender caution, oversupply, and shrinking loan ratios can derail a deal at settlement. We also look at how contract clauses, design changes, and delayed builds can leave investors trapped in risky commitments. Takeaways • Off-the-plan sales help developers secure bank funding by proving enough pre-sales. • Buyers often commit years before completion, increasing exposure to changing circumstances. • Conditional finance approvals usually expire long before settlement arrives. • Lenders may reject loans in oversupplied postcodes or high-rise buildings. • A lower valuation at settlement can force buyers to find extra cash. • Oversupply can push rents down after temporary rental guarantees end. • Small apartments often attract fewer buyers and weaker resale competition. • Contract variation clauses can reduce apartment size or alter finishes materially. • If a developer fails, buyers may remain trapped in limbo. • Tax benefits cannot rescue a poorly chosen property or weak location. 25 Wealth Rules I Learned After 50 Years in Property (Most People Break Rule #6) 20.07.2026 33minToday, I want to share 25, let's call them commandments, for financial wealth and success. And to get the message across best to you, I decided to do something a little different. Normally, I have a guest, but this time it will be just you and me as I share these ideas with you. These aren't property rules, and most of them aren't even investment rules in the traditional sense. They're the broader truths about money and behaviour I've collected over the years, the ones that apply whether you're buying property, building a business, or simply trying to retire with options rather than regrets. In this episode, I discuss that real wealth comes from mindset, patience, and discipline more than from chasing shortcuts or trying to predict the market. I also emphasize that progress should be measured against your own starting point, not against other people's highlight reels. I also remind you that ultimately, the person you become matters just as much as the assets you build. Takeaways • Wealth is built through patience, consistency, and discipline • Market volatility is the price of long-term growth • Measure your progress against your own starting point • Focus on process, not market predictions • Quiet accumulation creates real wealth • Character matters as much as money • Emotional steadiness helps during uncertainty • Luck favours those who prepare well • Reinvest consistently over time and allow compounding to work its magic. • Avoid chasing shortcuts and quick wins Links and Resources: Answer this week's trivia question here - https://www.propertytrivia.com.au/ · Win a hard copy of How To Grow A Multi-Million Dollar Property Portfolio In Your Spare Time? · Everyone wins a copy of a fully updated property report – What's ahead for property for 2026 and beyond. Raising Rich Kids: The Secrets to Building Generational Wealth for Your Family | Sarah Megginson 15.07.2026 38minMost of us spend years trying to figure out money - what to do with it, how to invest it, how to make it work harder. But imagine if someone had taught you the fundamentals when you were a child. Because here's what I've seen over the years - the families who build lasting generational wealth don't just accumulate assets. They pass on the mindset, the habits, and the financial literacy that lets the next generation take it even further. So what if we could give our kids that advantage? What if we could raise children who grow up genuinely confident about money, investing, and building wealth - instead of spending their adult years trying to unlearn bad money habits? And don't worry if you don't have children yet or are not planning to have children. There'll be lots in today's show to help you with your money habits. My guest today - Sarah Megginson is one of Australia's most recognised personal finance experts, with over 20 years of experience in property, finance and investment journalism. Her new book is called "How to Raise Rich Kids: Build Lasting Wealth for Your Children" - and it's a genuinely practical guide for any parent who wants to get this right, whether they feel totally on top of their own finances or are still working it out themselves. In this episode I'm speaking with Sarah Megginson about raising financially confident kids and why money habits start earlier than most parents realise. We unpack how children absorb money attitudes from home, and why your own behaviour shapes their financial future. We discuss practical ways to teach budgeting, saving, and decision-making through everyday moments like shopping and family conversations. We also look at how digital money, credit, and buy now, pay later can confuse young people without proper guidance. Finally, we explore why the real legacy is not just wealth, but financial intelligence, confidence, and family values. Takeaways • Early money lessons at home shape children's habits long before adulthood. • Open conversations about money reduce fear and build financial confidence. • Children learn budgeting faster when they help compare real prices. • Digital spending removes friction, making impulse purchases easier to justify. • Buy now, pay later can hide debt from young people's awareness. • Parental stress around money often becomes children's emotional money blueprint. • Passing on financial intelligence matters more than handing over assets. • Involving kids in decisions builds responsibility and long-term confidence. • Reframing "we can't afford that" teaches values, not scarcity. • Regular family money talks help prevent silence, shame, and poor financial choices. Why Australians Say They Want Affordable Housing, But Don't Really Mean It | Simon Kuestenmacher 13.07.2026 43minHere's a question that makes almost every Australian a bit uncomfortable if they're honest with themselves. Do you actually want housing to become more affordable, or do you just want it to become more affordable for your kids while your own home keeps growing in value? That tension sits underneath almost every conversation about housing affordability in this country, and it's rarely spoken about directly. By the end of this episode, you'll understand why affordability isn't really one problem but several problems wearing the same name, why a property crash wouldn't actually solve anything, and why the real path forward for Australia is a much slower and more deliberate one than most people expect. In this episode I'm speaking with Simon Kuestenmacher, and we unpack why housing affordability is more complex than the headlines suggest. We explore why affordability isn't one problem, but several issues hiding under the same label. We discuss how a property crash would not fix the structural pressures driving Australia's housing debate. We look at the tension between wanting cheaper homes for the next generation and preserving wealth in existing property. We also examine why slower, more deliberate change is the only realistic path forward for Australia's housing future. Takeaways • Housing affordability includes income, supply, migration, and policy pressures all at once. • Rising property values can create wealth for owners while worsening access for first-home buyers. • A property crash would damage confidence, savings, and household balance sheets broadly. • Slow housing reform helps avoid panic while still improving long-term market stability. • Population growth continues to pressure demand even when new supply is expanding. • Affordability debates often mix emotional arguments with very different economic realities. • Existing homeowners may support change for others while resisting value declines themselves. • Demographic shifts strongly influence where demand grows across cities and regions. • Short-term headlines can distract investors from structural trends shaping future property performance. • Better decisions come from understanding trade-offs rather than chasing simplistic housing slogans. The 10 Most Important Life Lessons of a Property Investor with Adam Hubbard 08.07.2026 33minWhat if someone handed you the answers before you sat the exam? That's essentially what today's guest is doing. After decades of personal property investing and working alongside hundreds of investors at Metropole, Adam Hubbard has distilled everything he's learned - the wins, the near-misses, and the lessons that only time and experience can teach - into 10 principles that could genuinely reshape how you approach building wealth through property. These aren't theories. They're hard-won truths from someone who has lived through multiple market cycles, seen investors make the same costly mistakes over and over, and quietly built significant wealth by staying the course when others panicked.
