Almost nobody asks the only question that actually decides it. A few weeks ago I told y'all that me and Lawrence stopped buying rentals. We own 38 doors, we have been at this for 10 years, and we are still a couple of years out from being fully financially free. The question that came back, more than once, was some version of: okay, so how are you planning to retire? Fair question. So I sat down and answered it, along with four more that keep landing in my inbox. Here is the thing nobody made you do. There is a monthly number sitting out there that decides when you get your life back, and most people have never once calculated it. They are running on a feeling instead. More property, more freedom, and someday the two will meet. Someday is usually a whole lot further out than they think. In this episode I walk you through the five questions I use with my clients to find that number. What your household actually spends. What falls away when you stop working. What one door really nets you after you pay all the people. Where your gap is. How many years you are giving yourself to close it. I do not give you my number, because my number is a function of 10 years, a partner, and a pile of mistakes you do not have to repeat. It would not help you. I would rather you pause this and go run yours. I also break down the portfolio review that changed everything for us, why we started selling off properties that were not performing to pay off the ones that were, and the reserves mistake I have watched send people right back to a job they already quit. If you are starting from zero, this one is for you more than anybody. If buying one property at a time is too slow for a household that already owns a pile of them, it is really too slow when you are starting from nothing. I was complaining to a friend about how far behind we both were. It is August, the kids are back, the businesses are busy, and there are things only the boss can do. Somewhere in the middle of that complaining I caught myself. No matter how overwhelmed I get, I still choose what I give my time to. That is the thing I asked God for when I had one income and no options. So this episode is a real look at what my life actually is right now, and it is probably not what you picture. Three kids in elite sports. A landscaping company in its high season. Rentals. A real estate team. Properties we are flipping. A conference that is its own full business, which is exactly why this is the last year I am doing it. Here is the part I have never said out loud. Having financial options does not exempt you from hard things. It changes what the hard thing is. We have financial options. We have not reached financial freedom. Those are two different things, and I think a lot of people online blur them on purpose. We are about three and a half years from being empty nesters, so my husband and I sat down and built our actual financial freedom plan with a real timeline on it. What surprised me was what the plan did not include. It does not involve buying another rental property. Not one. When I started, the goal was more units, more doors, bigger. Then our values changed. We would rather own less and make more, keep the flexibility, stay generous, and not be tied down to things. You are allowed to change your mind about what you are building. Marion Lee wrote 50 on a sticky note and taped it to the laptop he used at the job he was planning to leave. Coworkers kept walking by asking what it meant. He closed on his first property in January 2017. He resigned in April 2022. Here's the part most people skip past. He picked $10,000 because it was his starting salary times two. Not a vanity number. A decision about what it would actually take to walk away. He was a consultant in Southern California making good money, flying out Monday morning and getting home late Thursday night, every single week, while his wife handled the house and their oldest daughter. He didn't hate the job. He looked at the people two levels above him, watched them doing the same travel in their fifties, and decided that was not going to be his future. That one myth has kept more people stuck on the sidelines than bad credit ever has, and it cost me years and deals I will never get back. In this episode of Wealth Within Reach, I am breaking down four real ways to buy your first or next rental property without draining your savings or putting 20% down. I started with a $3,000 down payment on my very first property, and 10 years later that one decision turned into 30-plus doors and multiple millions in equity. So if you have been waiting until you "save up enough," this is the episode that shows you a faster way in.
