  • The Off-the-Plan Property Trap - Why the Finance Nightmare is Worse Than You Think | Dorian Traill 22.07.2026 35min
Right now, thousands of Australian property investors are being drawn to off-the-plan properties like moths to a flame. And I understand why.   After the 2026 Federal Budget changes to negative gearing and capital gains tax, new properties are suddenly looking very attractive. The marketing is glossy, the tax benefits sound compelling, and the salespeople are convincing.   But here's what those salespeople won't tell you. Signing that contract is the easy part. What happens over the next two years - and at settlement - can financially ruin you.   Today, I'm chatting with Dorian Traill, Senior Wealth Strategist at Metropole, who walks us through exactly how the finance side of these deals works, and more importantly, all the ways it can go catastrophically wrong.   If you or someone you know is being tempted by an off-the-plan purchase right now, you need to hear this episode before you sign anything. And even if you're not interested in buying off the plan at present, there's going to be some great tips from Dorian to help you as a property investor.   In this episode, we discuss the hidden risks of buying off the plan in today's changing market.   We unpack why glossy marketing, tax incentives, and pre-sales can make these projects look safer than they really are.   We discuss how long settlement timelines expose buyers to finance changes, income shocks, and valuation gaps.   We explore why lender caution, oversupply, and shrinking loan ratios can derail a deal at settlement.   We also look at how contract clauses, design changes, and delayed builds can leave investors trapped in risky commitments.   Takeaways   • Off-the-plan sales help developers secure bank funding by proving enough pre-sales. • Buyers often commit years before completion, increasing exposure to changing circumstances. • Conditional finance approvals usually expire long before settlement arrives. • Lenders may reject loans in oversupplied postcodes or high-rise buildings. • A lower valuation at settlement can force buyers to find extra cash. • Oversupply can push rents down after temporary rental guarantees end. • Small apartments often attract fewer buyers and weaker resale competition. • Contract variation clauses can reduce apartment size or alter finishes materially. • If a developer fails, buyers may remain trapped in limbo. • Tax benefits cannot rescue a poorly chosen property or weak location.   Links and Resources:   Answer this week's trivia question here - https://www.propertytrivia.com.au/ •        Win a hard copy of How To Grow A Multi-Million Dollar Property Portfolio In Your Spare Time. •        Every entry receives a copy of a fully updated Michael Yardney Property Report.   Get the team at Metropole to help build your personal Strategic Property Plan. • 25 Wealth Rules I Learned After 50 Years in Property (Most People Break Rule #6) 20.07.2026 33min
Today, I want to share 25, let's call them commandments, for financial wealth and success.   And to get the message across best to you, I decided to do something a little different. Normally, I have a guest, but this time it will be just you and me as I share these ideas with you.   These aren't property rules, and most of them aren't even investment rules in the traditional sense.   They're the broader truths about money and behaviour I've collected over the years, the ones that apply whether you're buying property, building a business, or simply trying to retire with options rather than regrets.   In this episode, I discuss that real wealth comes from mindset, patience, and discipline more than from chasing shortcuts or trying to predict the market.   I also emphasize that progress should be measured against your own starting point, not against other people's highlight reels.   I also remind you that ultimately, the person you become matters just as much as the assets you build.   Takeaways    • Wealth is built through patience, consistency, and discipline • Market volatility is the price of long-term growth • Measure your progress against your own starting point • Focus on process, not market predictions • Quiet accumulation creates real wealth • Character matters as much as money • Emotional steadiness helps during uncertainty • Luck favours those who prepare well • Reinvest consistently over time and allow compounding to work its magic. • Avoid chasing shortcuts and quick wins   Links and Resources:   Answer this week's trivia question here - https://www.propertytrivia.com.au/ ·        Win a hard copy of How To Grow A Multi-Million Dollar Property Portfolio In Your Spare Time? ·        Everyone wins a copy of a fully updated property report – What's ahead for property for 2026 and beyond.   Michael Yardney – Subscribe to my Property Update newsletter here     Get the team at Metropole to help build your personal Strategic Property plan. • Raising Rich Kids: The Secrets to Building Generational Wealth for Your Family | Sarah Megginson 15.07.2026 38min
Most of us spend years trying to figure out money - what to do with it, how to invest it, how to make it work harder. But imagine if someone had taught you the fundamentals when you were a child.   Because here's what I've seen over the years - the families who build lasting generational wealth don't just accumulate assets. They pass on the mindset, the habits, and the financial literacy that lets the next generation take it even further.   So what if we could give our kids that advantage? What if we could raise children who grow up genuinely confident about money, investing, and building wealth - instead of spending their adult years trying to unlearn bad money habits?   And don't worry if you don't have children yet or are not planning to have children. There'll be lots in today's show to help you with your money habits.   My guest today - Sarah Megginson is one of Australia's most recognised personal finance experts, with over 20 years of experience in property, finance and investment journalism.  Her new book is called "How to Raise Rich Kids: Build Lasting Wealth for Your Children" - and it's a genuinely practical guide for any parent who wants to get this right, whether they feel totally on top of their own finances or are still working it out themselves.   In this episode I'm speaking with Sarah Megginson about raising financially confident kids and why money habits start earlier than most parents realise.   We unpack how children absorb money attitudes from home, and why your own behaviour shapes their financial future.   We discuss practical ways to teach budgeting, saving, and decision-making through everyday moments like shopping and family conversations.   We also look at how digital money, credit, and buy now, pay later can confuse young people without proper guidance.   Finally, we explore why the real legacy is not just wealth, but financial intelligence, confidence, and family values.   Takeaways   • Early money lessons at home shape children's habits long before adulthood. • Open conversations about money reduce fear and build financial confidence. • Children learn budgeting faster when they help compare real prices. • Digital spending removes friction, making impulse purchases easier to justify. • Buy now, pay later can hide debt from young people's awareness. • Parental stress around money often becomes children's emotional money blueprint. • Passing on financial intelligence matters more than handing over assets. • Involving kids in decisions builds responsibility and long-term confidence. • Reframing "we can't afford that" teaches values, not scarcity. • Regular family money talks help prevent silence, shame, and poor financial choices.   Links and Resources:   Answer this week's trivia question here - https://www.propertytrivia.com.au/ •        Win a hard copy of Negotiate Influence Persuade. •        Everyone wins a copy of a fully updated property report – What's ahead for property for 2026 and beyond.   Michael Yardney – Subscribe to my Property Update newsletter here     Sarah Megginson's Book How to Raise Rich Kids -  https://www.amazon.com.au/How-Raise-Rich-Kids-Children/dp/1923390244   Get a bundle of eBooks and Reports at: www.PodcastBonus.com.au      Get the team at Metropole to create a Strategic Property plan for your needs. • Why Australians Say They Want Affordable Housing, But Don't Really Mean It | Simon Kuestenmacher 13.07.2026 43min
Here's a question that makes almost every Australian a bit uncomfortable if they're honest with themselves.   Do you actually want housing to become more affordable, or do you just want it to become more affordable for your kids while your own home keeps growing in value?   That tension sits underneath almost every conversation about housing affordability in this country, and it's rarely spoken about directly.   By the end of this episode, you'll understand why affordability isn't really one problem but several problems wearing the same name, why a property crash wouldn't actually solve anything, and why the real path forward for Australia is a much slower and more deliberate one than most people expect.   In this episode I'm speaking with Simon Kuestenmacher, and we unpack why housing affordability is more complex than the headlines suggest.   We explore why affordability isn't one problem, but several issues hiding under the same label.   We discuss how a property crash would not fix the structural pressures driving Australia's housing debate.   We look at the tension between wanting cheaper homes for the next generation and preserving wealth in existing property.   We also examine why slower, more deliberate change is the only realistic path forward for Australia's housing future.   Takeaways   • Housing affordability includes income, supply, migration, and policy pressures all at once. • Rising property values can create wealth for owners while worsening access for first-home buyers. • A property crash would damage confidence, savings, and household balance sheets broadly. • Slow housing reform helps avoid panic while still improving long-term market stability. • Population growth continues to pressure demand even when new supply is expanding. • Affordability debates often mix emotional arguments with very different economic realities. • Existing homeowners may support change for others while resisting value declines themselves. • Demographic shifts strongly influence where demand grows across cities and regions. • Short-term headlines can distract investors from structural trends shaping future property performance. • Better decisions come from understanding trade-offs rather than chasing simplistic housing slogans.   Links and Resources:   Answer this week's trivia question here - https://www.propertytrivia.com.au/ •        Win a hard copy of How To Grow a Multi-Million Dollar Property Portfolio in your Spare Time? •        Every entry receives a copy of a fully updated Michael Yardney Property Report.   Michael Yardney – Subscribe to my Property Update newsletter her     Get the team at Metropole to help build your personal Strategic Property Plan. • The 10 Most Important Life Lessons of a Property Investor with Adam Hubbard 08.07.2026 33min
What if someone handed you the answers before you sat the exam?   That's essentially what today's guest is doing.   After decades of personal property investing and working alongside hundreds of investors at Metropole, Adam Hubbard has distilled everything he's learned - the wins, the near-misses, and the lessons that only time and experience can teach - into 10 principles that could genuinely reshape how you approach building wealth through property.   These aren't theories. They're hard-won truths from someone who has lived through multiple market cycles, seen investors make the same costly mistakes over and over, and quietly built significant wealth by staying the course when others panicked.   By the end of this conversation, you'll know exactly what separates investors who achieve real financial independence from those who stay stuck, why the most successful investors often look boring compared to everyone else, and what Adam would do differently if he were starting out today.   Takeaways    • Mindset shifts are crucial for evolving as a successful property investor. • A clear investment plan is essential for navigating property markets effectively. • Long-term perspectives help investors outperform short-term market fluctuations. • Research is key to identifying high-growth property locations. • Effective debt management is both an art and a science. • Contrarian thinking helps investors ignore media hype and focus on fundamentals. • Building a professional team treats property investment as a business. • Market cycles and economic uncertainty require strategic navigation. • Inflation supports long-term property wealth creation. • Avoiding analysis paralysis is crucial for taking decisive investment steps.   Links and Resources:   Answer this week's trivia question here - https://www.PropertyTrivia.com.au/ ·        Win a hard copy of Negotiate Influence Persuade. ·        Everyone wins a copy of a fully updated property report.   Michael Yardney   Get the team at Metropole to help build your personal Strategic Property Plan. • Domain's 2027 Property Forecast: Which Markets Set to Rise and Fall | Dr Nicola Powell 06.07.2026 42min
Australia's property market has changed gears again.   For the last few years, we've had a market driven by strong population growth, a chronic shortage of homes, tight rental markets and buyers who were desperate to get in before prices moved further away from them.   But according to Domain's latest FY2027 Forecast Report, we're now entering a very different phase.   Sydney and Melbourne house prices are forecast to fall over the next year, and Canberra is also expected to soften.   At the same time, Brisbane, Adelaide and Perth are still forecast to grow, although at a much slower pace than we've seen over the last couple of years.   And interestingly, Domain expects units to outperform houses in many of our capital cities as affordability pressures reshape the way Australians buy property.   Now, I know some people will hear this and think, "Here we go again, the market is about to fall." But that's not the way I see it.   This is not one national property market moving in one direction. It is a collection of very different markets, at different stages of their cycles, being influenced by interest rates, borrowing capacity, supply shortages, buyer confidence and changing investor behaviour.   And for property investors, that distinction matters.   Because averages can be misleading. Headlines can be dangerous. And forecasts are useful only if you understand the assumptions behind them.   Today I chat with Dr Nicola Powell about Australia's property market and the latest Domain forecast.   We unpack why the market is fragmenting across capital cities and what that means for buyers and investors.   We look at how interest rates, borrowing capacity, and rising supply are changing market conditions.   We discuss why houses and units are now moving in different directions, especially in Sydney and Melbourne.   We explore why long-term investors should focus on cycles, location, and strategy rather than short-term headlines.   Takeaways  • Australia's property market is fragmenting, with each capital city following different conditions. • Higher interest rates have reduced borrowing capacity and cooled buyer urgency. • Sydney and Melbourne are more sensitive to rate changes because prices are already high. • Rising supply is shifting negotiating power toward buyers in several markets. • Price downturns are usually shorter and milder than the growth phases before them. • Undersupply and construction costs continue to support medium-term property values. • Units are expected to outperform houses as affordability pressures intensify. • Well-located, owner-occupier-style apartments usually hold up better than investor stock. • Brisbane's rapid growth has pushed unit prices toward Sydney-level territory. • Long-term success comes from patience, quality buying, and riding market cycles.   Links and Resources:   Answer this week's trivia question here - https://www.propertytrivia.com.au/ ·        Win a hard copy of Michael Yardney's Guide to Investing Successfully. ·        Everyone wins a copy of a fully updated property report – What's ahead for property for 2026 and beyond.   Get a bundle of eBooks and Reports at: www.PodcastBonus.com.au    Get the team at Metropole Wealth Advisory to create a Strategic Wealth plan for your needs. • Property Prices Are FALLING — Is This The Crash That Some Predicted? | Dr.Andrew Wilson 01.07.2026 29min
House prices are falling across most of our capital cities right now, and the rate of decline is actually picking up speed.   Now, I know what the headlines are going to say about that. They'll call it a crash, a correction, a crisis — and frankly, most of those headlines will be written to scare you, not inform you.   So what's really going on? Is this the beginning of something serious, or is this just a market catching its breath after three extraordinary years of growth?   Today, I cut through the noise as I am joined by Dr. Andrew Wilson Chief Economist at My Housing Market, who's been tracking Australian property cycles for decades. He's the person I turn to every month for the numbers that actually matter.   In this episode we discuss the latest shifts in Australia's property markets and what they mean for investors.   We unpack why capital city house prices are easing after a strong run, with higher rates, affordability pressure, and weaker confidence all playing a role.   We look at how Australia's property market remains highly fragmented, with some cities softening faster while others are still holding up well.   And we discuss why tight rental vacancies continue to push rents higher, even as buyers and sellers become more cautious.   We also explore why units are outperforming houses in many locations, and why that matters for investors navigating a winter market.   Takeaways    • Australia's market is pausing after strong gains, not entering a collapse. • Higher interest rates have reduced borrowing power and cooled buyer demand. • Affordability pressures are pushing many buyers out of expensive house markets. • Melbourne's top end has weakened, dragging broader median results lower. • Perth still shows strong annual growth despite a recent easing in momentum. • Units are outperforming houses in many capital city markets right now. • Low vacancy rates are continuing to put upward pressure on rents. • Chronic housing undersupply is the key long-term support for prices. • Strong migration is adding fresh demand to already tight housing markets. • Confidence usually returns before the spring selling season begins.   Links and Resources:   Answer this week's trivia question here - https://www.propertytrivia.com.au/ ·        Win a hard copy of How To Grow A Multi-Million Dollar Property Portfolio In Your Spare Time. ·        Everyone wins a copy of a fully updated property report – What's ahead for property for 2026 and beyond.   Get a bundle of eBooks and Reports at: www.PodcastBonus.com.au   Get the team at Metropole to help build your personal Strategic Property plan. • How to Retire Without Selling Your Best Investment Properties 29.06.2026 35min
You can be wealthy on paper and still feel poor in retirement. That's the challenge for many property investors: they're asset-rich, but their cash flow doesn't support the lifestyle they want.   That's why many investors think retirement means selling down the portfolio, paying off the debt, and living on what's left. But what if that's not the smartest strategy? What if the better outcome is keeping your best assets and restructuring around them?   That's what I discuss today with Dorian Traill, Wealth Planner at Metropole, who has been involved in property and finance since the late 1990s.   Dorian brings a rare combination of practical lending experience, strategic property thinking, and a deep understanding of how investors can move from the accumulation stage into retirement without making panic decisions.   Today we're going to discuss how investors approaching retirement can retain as many quality properties as possible by restructuring finance, improving cash flow, and making strategic asset decisions.   And even if you're nowhere near the retirement phase of your journey yet, today's show should be of interest to you to help you how to plan the path ahead.   Join us as we uncover strategies to preserve wealth and enhance your property portfolio.   Takeaways   • Retaining properties can lead to long-term capital growth and inheritance benefits. • Positive cash flow management is more crucial than eliminating debt entirely. • Early planning helps transition smoothly from growth to retirement phases. • Refinancing can turn negative cash flow properties into positive assets. • Interest-only loans can provide flexibility during financial transitions. • Selling underperforming assets can boost overall portfolio performance. • Self-managed super funds offer tax advantages for property investments. • Reverse mortgages can be a tool for accessing home equity in retirement. • Debt recycling can enhance cash flow and investment potential. • Strategic planning aligns financial goals with personal retirement aspirations. • Einstein's 7 Rules for Building Wealth Through Property (And What Most Investors Miss) 24.06.2026 26min
Most people think building wealth through property is about being smart enough to pick the right suburb, time the market perfectly, or analyse the data better than everyone else.   What if the most important lessons weren't about property at all?   Albert Einstein never bought a house as an investment. He never negotiated with a bank or agonised over a depreciation schedule. But buried in the things he said across his lifetime are some of the clearest, sharpest principles I've ever come across for thinking like a long-term investor.   In this episode, I speak with Joseph Ballota,  senior wealth strategist at Metropole and discuss why having too much information can be just as dangerous for property investors as having none at all, why the best investors are often the ones who know what they don't know, and why every downturn in property history has quietly created the next generation of wealthy Australians.   Joseph shares insights on the common mistakes investors make, such as emotional decision-making and analysis paralysis.   Join us as we delve into how changing your mindset can transform your investment outcomes.   Takeaways    • Understanding property investment as a process is crucial for long-term success. • Emotional decisions often lead to poor investment outcomes. • Building a knowledgeable investment team can prevent costly mistakes. • A clear strategy helps navigate market uncertainties effectively. • Acting counter-cyclically requires courage but can yield significant rewards. • Changing your mindset can lead to better investment decisions. • Analysis paralysis can hinder investment progress. • A strategic approach is essential for successful property investment. • The right team can help you see blind spots in your investment strategy. • Investing with a framework keeps errors manageable. • The Forever Test - the one principle behind long-term property wealth | Stuart Wemyss 20.06.2026 40min
Most investors say they're long-term investors.   But then they check auction clearance rates every weekend, worry about the next interest rate decision, chase the latest hotspot, and get distracted by whatever the media says is working right now.   And that's a problem, because real wealth rarely comes from the investment that looks exciting today.   It comes from owning the right assets for long enough to let compounding do the heavy lifting.   In today's show, I'm going to chat with independent financial adviser Stuart Wemyss about what he calls "The Forever Test" - a simple but powerful filter for making better investment decisions.   We discuss how short-term media distractions can hinder true wealth creation.   And we highlight the significance of focusing on assets with strong fundamentals and staying power.   Join us as we delve into the power of compounding capital growth over decades.   Takeaways  • Long-term investment strategies reduce emotional decision-making and enhance wealth growth. • The "Forever Test" helps identify investments with enduring value and potential. • Compounding capital growth significantly increases asset value over extended periods. • Short-term market reactions often undermine long-term financial stability. • Strategic investors prioritise fundamentals over fleeting market trends. • Location and structural demand are crucial in property investment success. • Patience and discipline are key to navigating market volatility. • Quality assets in prime locations offer better long-term returns. • Emotional decision-making can lead to costly investment mistakes. • Understanding demographics aids in selecting investment-grade locations.   Links and Resources:   Answer this week's trivia question here - https://www.propertytrivia.com.au/ ·         Win a hard copy of Negotiate Influence, Persuade. ·         Everyone wins a copy of a fully updated property report.   Michael Yardney   Get the team at Metropole to help build your personal Strategic Property Plan. • The 7 Biggest Myths About Rich People & Why Believing Them Keeps You Broke | Tom Corley 08.06.2026 35min
Most people have strong opinions about rich people.   They think the wealthy are lucky. Or greedy. Or born into privilege. Or somehow wired differently.   But here's the problem… if you believe any of that, there's a good chance you'll never build real wealth yourself.   Because those stories aren't just wrong – they're dangerous.   Today, Tom Corley and I discuss the common myths surrounding wealth and the psychology of successful individuals.   We discuss the importance of mindset, the role of luck, and the common misconceptions about intelligence and income.   We explain that wealth is not solely determined by high income or intelligence, but rather by behaviour, discipline, and the ability to learn from failure.   Our conversation also highlights the lifestyle choices of wealthy individuals and the significance of self-education in achieving financial success.   Takeaways   Wealth is primarily about behavior and time. Many believe rich people are just lucky, but luck is often created through persistence. It's not how much you make, but how much you keep that matters. Rich people do not necessarily live flashy lifestyles; they often prioritize experiences over material possessions. Failure is a common part of the journey to success; wealthy individuals often fail multiple times before succeeding. It's never too late to pursue wealth; taking action is crucial. Self-education is a key habit for building wealth. Many wealthy individuals are more ethical and philanthropic than the average person. Intelligence is not the sole determinant of wealth; emotional intelligence and resilience are equally important. Financial discipline and the ability to delay gratification are essential for wealth accumulation.   Links and Resources:   Answer this week's trivia question here - www.PropertyTrivia.com.au ·        Win a hard copy of Michael Yardney's How to Grow a Multi-Million Dollar Property Portfolio in Your Spare Time. ·        Everyone wins a copy of a fully updated property report – What's ahead for property for 2026 and beyond.   Get a bundle of eBooks and Reports at: www.PodcastBonus.com.au      Get the team at Metropole to help build your personal Strategic Property Plan. The property market has just taken an interesting turn.   After a strong run, we're now seeing signs that higher interest rates, affordability pressures and buyer uncertainty are starting to bite.   But as always, the headline numbers don't tell the full story.   Some markets are slowing, some are still showing resilience, and underneath it all we still have the same big issue: Australia simply isn't building enough homes for the people who need them.   So today, Dr Andrew Wilson and I unpack what's really happening in our housing markets, what the latest end-of-month figures are telling us, and what this means for homeowners, investors and buyers as we move through the rest of the year.   Because the real question isn't just whether prices have risen or fallen this month.   It's whether this is a temporary pause, the start of a broader slowdown, or another example of Australia's property markets moving at different speeds.   Join us as we delve into the data to help you navigate the complexities of the property market.   Takeaways    • Recent interest rate hikes have led to a temporary decline in property prices. • Australia's property market remains fragmented, with some regions showing resilience. • Media narratives can significantly influence consumer sentiment and market behavior. • Strategic investment decisions are crucial in navigating market cycles. • The cyclical nature of the market presents opportunities for savvy investors. • Understanding regional differences is key to making informed property decisions. • The current market conditions may favor buyers looking for less competition. • Long-term growth prospects remain strong despite short-term fluctuations. • Changes in property taxes could dampen market activity temporarily. • The spring selling season may bring renewed activity in the housing market.   Links and Resources:   Answer this week's trivia question here - https://www.propertytrivia.com.au/ ·        Win a hard copy of How To Grow A Multi-Million Dollar Property Portfolio In Your Spare Time. • Labor's Budget Is Making Australia's Housing Crisis WORSE - Senator Andrew Bragg Explains Why 27.05.2026 33min
It doesn't matter whether you own an investment property, whether you're renting, or whether you're desperately trying to buy your first home. This Federal Budget has just made your situation harder.   If you're a tenant, rents are already punishing. Vacancy rates are near record lows, and there simply aren't enough rentals to go around. The tax changes will lightly push rents even higher. If you're trying to buy your first home, you're already fighting a market that has taken the average deposit savings time out to over 11 years. The budget does nothing to fix the supply shortage that is keeping prices out of reach.   And if you're a property investor, the rules you planned around have just been rewritten mid-game.   What connects all three groups is this: Australia has a housing crisis that is fundamentally a supply problem, and the government is responding with a tax policy that does nothing to build a single new home.   In today's show, I speak with Senator Andrew Bragg, the Shadow Minister for Housing and Homelessness, who has been one of the most outspoken voices in Parliament on exactly this point.   By the time you finish this episode, you'll understand why these negative gearing and capital gains tax changes are going to hurt renters, first-home buyers, and investors alike, and what a genuine housing solution actually needs to look like. Join us as we uncover strategies for navigating the current property market landscape.   Takeaways  • Australia's housing crisis is primarily due to a shortage of supply. • Recent budget changes may increase financial pressure on renters and buyers. • Negative gearing reforms could discourage small investors from entering the market. • Capital gains tax changes might affect long-term investment strategies. • Migration policies need to align with housing supply to stabilise prices. • Superfunds becoming landlords could reshape the rental market landscape. • Strategic planning is crucial to avoid reactionary investment decisions. • Building more homes is essential to address affordability issues. • Government policies should focus on both demand and supply sides. • Understanding market fundamentals helps in making informed investment choices. • Why Investors Who Obsess Over Tax Often Miss What Matters More | Stuart Wemyss 25.05.2026 44min
There's a strange thing that happens to many property investors.   They'll spend hours worrying about tax, negative gearing, capital gains tax, trusts, land tax, and what the next government might change - yet they'll give far less thought to the quality of the asset they're buying, the level of debt they're taking on, or whether their portfolio is actually going to deliver the long-term returns they need.   And that's dangerous, because saving tax on a poor investment is still a poor investment.   In today's show I chat with independent financial adviser Stuart Wemyss about why investors who obsess over tax often miss the bigger picture.   Now, let me be clear…tax matters. Structures matters. Getting advice matters.   But tax is only one input into your investment system, and for many investors it's not the most important one. In fact, the drive to minimise tax can sometimes lead to decisions that cost far more than the tax they were trying to save.   Stuart Wemyss and I  discuss why focusing solely on tax savings can detract from the bigger picture of wealth creation.   We discuss the importance of selecting quality assets and the long-term benefits of strategic property management.   We delve into how proposed tax changes might impact investment strategies and how to adapt effectively.   Additionally, we highlight the significance of understanding internal rates of return and proactive asset management.   Join us as we provide insights to help you make informed investment decisions amidst changing policies and market conditions.   Takeaways  • Obsessing over tax can lead to poor investment choices. • Asset quality is more important than tax savings. • Long-term growth should be prioritised over short-term tax benefits. • Proposed tax reforms could impact property investment strategies. • Proactive management is key to maximising returns. • The five wealth levers are crucial for investment success. • Complex structures may not always be beneficial. • Balancing asset selection with debt management is essential. • Long-term thinking leads to better wealth creation. • Strategic property investment remains effective despite tax changes.   Links and Resources:   Answer this week's trivia question here - https://www.propertytrivia.com.au/ ·        Win a hard copy of How To Grow A Multi-Million Dollar Property Portfolio In Your Spare Time. ·        Everyone wins a copy of a fully updated property report.   Michael Yardney   Get the team at Metropole to help build your personal Strategic Property Plan. • How high do we want property prices to keep rising? Who wins and who loses? | Simon Kuestenmacher 20.05.2026 40min
For decades we've celebrated rising house prices in Australia. If your home was worth more this year than last, life felt a bit easier.   Politicians were happy, banks were happy, homeowners were happy.    But after 50 years of almost uninterrupted price growth, we need to ask a harder question: Is it actually good for us if housing just keeps getting more expensive?    The answer, of course, depends on who you are.    Because rising prices have created a lot of winners in Australia: homeowners, investors, banks, governments, tradies, and retailers.    But they've also created a growing group of losers – renters, younger Australians, essential workers, small businesses, and even the future middle class.   So today leading demographer Simon Kuestenmacher and I discuss the question question almost no one in property likes to touch – not "will housing prices keep rising?" but "how expensive do we actually want housing to be?"    Takeaways   House prices double every decade. Homeowners and banks benefit from rising values. First home buyers face hidden costs. Government policies sustain high prices. Demographics reshape housing market. Property prices are political choices. Sustainable growth beats boom cycles. Baby boomer exits affect prices. Wealth disparity impacts society. Strategic planning ensures property wealth.   Links and Resources:   Answer this week's trivia question here - https://www.propertytrivia.com.au/ •         Win a hard copy of How to grow a multi-million dollar property portfolio in your space on. •         Every entry receives a copy of a fully updated Michael Yardney Property Report.   Michael Yardney – Subscribe to my Property Update newsletter here   Join Michael Yardney, plus a team of experts, at Wealth Retreat 2026 on the Gold Coast in May.
