Atlas Wealth Group hosts, James Ridley and Jeremy Harper down four real client deals the team recently settled, each with a different lending hurdle and a successful outcome. - San Francisco: A young tech professional earning USD income secured a Queensland investment property by structuring the loan around base income only, leaving RSUs and bonuses for a future application once they're more established. - Hong Kong: A government employee refinancing to release equity had to work around a hefty credit card limit and contract employment, landing a lender willing to assess his income net of local tax. - Singapore: A couple with a strong portfolio hit the classic wall of self-employed foreign income, solved by building a detailed credit case that turned a straight "no" into an exception with a major bank. - Macau: A long-tenured gaming executive used a construction loan to subdivide a Melbourne block into two titled, cash-flowing properties, setting him up for a move into commercial property. Four very different clients, four very different problems, but every deal came down to the same fundamentals: understanding how foreign income gets assessed, keeping credit card limits in check, and doing the groundwork before applying.
